West Landing - Ceres, CA

West Landing - CeresThe West Landing Project was initiated by three sponsoring property owners and planned in cooperation with Ceres City staff with the goal of annexing 960 acres on the west side to Ceres City Limits. On behalf of one of the sponsoring landowners, Souza Realty and Development worked cooperatively to create a general plan amendment, financing plan and EIR for this inhabited annexation area with the potential to add thousands of new residents as well as jobs in a variety of future residential, commercial, office and industrial space. School district boundaries changes were negotiated during the process, providing a greater sense of cohesive community for the future residents of the West Landing Project. The project has gone through review and approval by the City of Ceres and Stanislaus County. SRD will be responsible for marketing our client's property within the Project.

Mariposa Energy Project - Alameda County, CA

Paraposa Energy ProjectLicensed by the California Energy Commission in June 2011, this is 200-megawatt natural gas power plant under construction in far northeastern Alameda County, near the confluence of Alameda, Contra Costa and San Joaquin Counties. Its purpose is to provide quick ramp-up power during peak times of demand, and also to integrate fluctuating renewable energy sources (wind and solar) into the existing electrical grid. Souza Realty and Development worked as part of a multidisciplinary team to achieve the siting and licensing of MEP. Due to its unique location near three counties and the Byron Airport, an extraordinary amount of outreach and inter-jurisdictional coordination was required. Souza Realty and Development helped guide our client through these issues in addition to the special challenges for environmental and agricultural mitigation brought about by the greenfield nature of the project.

Los Vaqueros Watershed Expansion Project - Contra Costa County, CA

jLos Vaqueros WatershedAfter years of public input and environmental studies, the Contra Costa Water District Board voted to increase the size of the Los Vaqueros Reservoir in eastern Contra Costa County from 100,000 acre feet to 160,000 acre feet of capacity. This calls for inundation of approximately 800 acres of land around the original reservoir footprint and prompted the mitigation need for some 5,000 acres of specific habitats. Souza Realty and Development worked with the District to help them successfully acquire the vast majority of the required acreage, all without utilizing eminent domain.

Ice House Industrial Park - Tracy, CA

Ice House Industrial ParkThe Ice House Industrial Park is a 96,000 SF redevelopment project in San Joaquin County. The project includes approximately 46,000 SF of existing cold storage, warehouse, and light manufacturing space and one new 25,000 SF steel building. A second 25,000 SF building will be built in a future phase. The existing 46,000 SF is concrete tilt-up construction with suites divisible down to 3,285 SF. The new building features suites divisible down to 2,520 SF and suitable for general industrial uses. Water and sewer service to the project is provided by an on-site well and septic system.

West Park Professional Center - Tracy, CA

West Park Professional CenterWest Park Professional Center is a 27,000 SF professional office complex located at the southeast corner of Tracy Boulevard and 11th Street near downtown Tracy. The project consists of one single story and two two-story buildings clustered around a courtyard with fountains and lush landscaping. Souza Realty & Development developed the property into commercial office condominium units suitable for small to medium sized user/owners and tenants. The condo units were offered for sale and lease. The complex is currently home to several medical and dental practitioners, a financial consulting company, and a title company. SRD has some of the condos listed for purchase or lease.

Grant Line Professional Center - Tracy, CA

Grantline Professional CenterSouza Realty & Development developed the Grant Line Professional Center as a single 7,200 SF retail/office building divided into two 3,600 SF commercial condominium units. Construction was completed on the building shell in January 2000. The project's location near the high traffic areas of Interstate 205 and the West Valley Mall provide great exposure for the two tenants. The building is home to US Bank and El Senor Frog's Mexican Restaurant.

Klemm One Building - Tracy, CA

Klemm One BuildingThe Klemm One Building is a 16,000 SF two-story office facility. Souza Realty & Development provided project management services for the owners including site selection, land acquisition, and entitlements. SR&D also served as the owners' representative during construction. The Klemm One Building serves as offices for Tri-Valley Orthopedics. The building was completed in April 2001 and took 19 months from the beginning of site selection to occupancy.

Westgate - Tracy, CA

WestgateWestgate is a 76 acre residential subdivision in west Tracy. It contains 356 single family detached residential units and a 4.32 acre parcel approved for a high-density residential project. Souza Realty and Development completed all the entitlement work on the project including annexing the property into the city, amending the general plan, rezoning the property, negotiating a development agreement with the city, participating in the Plan C finance plan, and completing a tentative map.
