building project

story office
building on a one
acre site. The
building will have a
dramatic presence on
11th
Street. In
keeping with the
goals of the
Community Character
Element of the
general plan, the
building will be set
on the 11th
Street property line
to provide a strong
presence at the
street.
The focal point of
the building will be
the central apse,
which will include a
6’ x 20’ brick
relief mural.
The design of the
mural will be
commissioned from a
local artist, then
sculpted on brick
and set along the
top of the apse.
The building will be
wood and steel
frame, with a
liberal use of glass
to provide enhanced
fenestration.
The exterior
finishes will
include stucco and
brick veneer.
The second floor of
the north side of
the building will
cantilever over
parking spaces,
creating 16 covered
parking spaces.
It is expected that

Lincoln Acres is a
110 acre rural
subdivision
comprised of eleven
10-acre lots
northeast of Tracy.
Each lot is being
sold separately and
each is suitable for
a single family home
or
horse facility, the
farming of various
orchard, vineyard,
or row crops, and
other agricultural
uses. Souza Realty
& Development
perfected the antiquidated
subdivision through
the county planning
department, and
worked with PG&E and
the local water
district to have

respectively, brought

Souza

Development
developed the
Grant Line
Professional
Center as a
single 7,200 SF
retail/office
building divided
into two 3,600
SF commercial
condominium
units.
Construction was
completed on the
building shell
in January 2000.
The project's
location near
the high traffic
areas of
Interstate 205
and the West
Valley Mall
provide great
exposure for the
two tenants. The
building is home
to US Bank and
Java Makers
Coffee House.

Klemm One Building-Tracy, CA
|
The
Klemm One Building is a
16,000 SF two-story
office facility. Souza
Realty & Development
provided project
management services for
the owners including
site selection, land
acquisition, and
entitlements. SR&D also
served as the owners'
representative during
construction. The Klemm
One Building serves as
the headquarters for the
Preferred Real Estate
Group, a local real
estate firm. The
building was completed
in April 2001 and took
19 months from the
beginning of site
selection to occupancy.

Westgate-Tracy, CA
|
Westgate
is a 76 acre residential
subdivision in west
Tracy. It contains 356
single family detached
residential units, and
88 apartment units.
Souza Realty and
Development completed
all the entitlement work
on the project including
annexing the property
into the city, amending
the general plan,
rezoning the property,
negotiating a
development agreement
with the city,
participating in the
Plan C finance plan, and
completing a tentative
map. The single family
lots were sold to
Standard Pacific. The 88
attached units will be
under construction
shortly.
